Each building has its own phone number. Tenants SMS or MMS in — questions, complaints, photos of issues, copies of paperwork. Beluga reads the message (and any attachments) and replies.

Beluga answers from your documents.

Upload leases, building bylaws, vendor contracts, invoices. Beluga searches across them with vector retrieval and grounds its reply in the actual passages — no invented lease terms.

When something needs fixing, Beluga picks the contractor whose skills fit the issue, texts them the details, and creates an issue you can track from reported through accepted, dispatched, and acknowledged.
